SEDCO Capital, in its capacity as manager of SEDCO Capital REIT Fund, announced the signing and completion of an acquisition deal for an educational complex located in Dubai, UAE, at a total value of AED 158 million, excluding any related acquisition fees.
In a statement on Tadawul, the company noted that the property is a purpose-built, income-generating educational complex, with a total land area of approximately 36,690 square meters and a built-up area of around 18,250 sqm.

The complex is leased on a single-tenant, long-term, net-of-operating-expenses basis, and the operator is considered an experienced education provider in the region.
The statement highlighted that the lease term is 21 years, with an average annual rental value of AED 14.2 million over the lease period, and an average yield of approximately 9%.
The transaction was financed through facilities extended to SEDCO Capital REIT.
This transaction is expected to positively impact the fund’s real estate portfolio as well as its performance and results.
In November 2023, SEDCO Capital REIT signed a memorandum of understanding (MoU) to acquire an educational complex property in the UAE for a value of AED 160.5 million (excluding any acquisition-related fees), and the MoU was extended three times.
